Grammy-Winning Songwriter Lists Manhattan Condo Again

Renowned Grammy-winning songwriter and record producer Philip Lawrence, celebrated for his collaborations with esteemed artists like Bruno Mars, Adele, Flo Rida, Wiz Khalifa, and CeeLo Green, has made the decision to once again offer his exquisite Manhattan pied-à-terre for sale, this time with an asking price of $7.35 million.

This current listing price reflects a notable reduction from the initial offering of $8.25 million, which was set when this impeccably designed residence first entered the market in early 2022. Moreover, it is even slightly lower than the approximate $7.6 million that Lawrence and his wife, Urbana Chappa Lawrence—a prominent celebrity stylist and fashion designer—had paid for this luxurious high-rise apartment almost four years ago, as per tax records.

Positioned on the 38th floor of an architecturally striking glass tower with an Indiana limestone base, this corner unit encompasses an impressive 3,055 square feet. The Lawrences enlisted the expertise of Patrick Dragonette, an antiques dealer and designer hailing from Los Angeles turned Palm Springs, along with his husband Charles Tucker, to execute an extensive renovation of the space.

The transformed four-bedroom, four-and-a-half-bathroom residence showcases an array of enhancements, including custom-crafted cabinetry, motorized window treatments in every room, and opulent golden wall coverings gracing the foyer, hallway, and 32-foot-long living/dining area. These enhancements amplify the abundance of natural light pouring in through the floor-to-ceiling windows. The separate high-end kitchen, featuring a spacious island, displays Italian cabinetry with champagne glass panels, slab marble countertops, and elegantly dark-stained walnut cabinetry.

Accessible through an extended corridor, all four bedrooms provide a haven of privacy and comfort. The three guest or family bedrooms, each possessing its own unique flair—one with an astrological theme and another featuring oversized floral wallpaper—are accompanied by private bathrooms. At the far end of the hallway, the serene primary suite faces north and boasts soothing hues of pale purple and light gray. It offers an expansive bathroom adorned with limestone-clad walls, a radiant heated marble floor, and an impressively spacious walk-in closet that rivals the secondary bedrooms in size.

Additional features within the condo include a dedicated laundry room, a marble powder room, and a walk-in coat closet conveniently situated near the entrance. The residence is also equipped with high-tech amenities such as a home automation system, a security system featuring cameras, and a built-in safe for the secure storage of valuables and cash.

The 41-story glass tower, a prominent element of the Riverline Center project, is an integral part of Atelier Christian de Portzamparc’s master-planned neighborhood enclave located at the southern end of the Upper West Side. Completed in 2017, this mixed-use complex comprises 246 units and offers residents an array of resort-style facilities, including a 75-foot indoor pool, state-of-the-art fitness and spa facilities, various lounges including a media room, and a dining room with a demonstration/catering kitchen. On-site parking and a communal terrace spanning 12,000 square feet are also among the offerings.

Maria E. Daou, the listing agent from Coldwell Banker Warburg, declined to provide further commentary on the current listing.

While the Lawrences may potentially face a financial adjustment with the sale of their Manhattan apartment, they can take solace in the opulent comforts of their Los Angeles residence. Their grand 13,000-square-foot mansion in Encino, acquired from retired professional baseball player Jimmy Rollins for nearly $10.6 million in late 2019, provides an extravagant living experience.
